Living in San Pedro de Alcántara

San Pedro de Alcantara is a district of Marbella, not a town, though it does a good impression of one. It has 32,848 residents, about a fifth of the municipality, a deputy mayor's office, a district council and its own bus terminal. It began in 1860 as an agricultural colony built on sugar cane, founded by Manuel Gutierrez de la Concha, Marques del Duero, and named for his mother, Petra de Alcantara, and the saint.

For twenty years it tried to be more. A residents' committee petitioned for a separate municipality on 16 February 1991. The regional government dismissed it by decree on 29 August 2011. The reason was geometry, not politics: the law required a band of non-developable land between the two urban cores, and surveyors found the gap at the Rio Verde was forty-two to fifty-five metres wide. The two places had grown into one. San Pedro stays a district, and there is no current process to change that.

It is the cheapest of Marbella's seven priced districts and has risen more slowly than the municipality over the past year. The A-7 that once ran through the town now runs beneath it, in a tunnel opened in 2012, with a boulevard and park on top since 2014. The beach runs one thousand four hundred metres and has held a Blue Flag for twenty-four consecutive years.

    In the July 2026 figures San Pedro is the lowest priced of Marbella's seven districts, materially below the municipal average. You buy the Marbella postcode without the Marbella price.

  • A boulevard where a motorway used to be

    The A-7 went underground in 2012 into a tunnel a kilometre long. The boulevard on top opened in 2014 with gardens, children's areas and an amphitheatre. The tunnel got new emergency exits and pressurisation fans in 2025.

  • Real history rather than developer history

    An 1860 agricultural colony, the Vega del Mar basilica with around two hundred graves from the fifth to seventh centuries, and the Roman baths of Las Bovedas. Most of the coast cannot say the same.

  • A British school inside the district boundary

    International College San Pedro, in the Nueva Alcantara urbanisation, teaches the British system from nursery to Year 13 and is authorised for 800 pupils. Few districts on this coast keep the school run this short.

  • Decisions about San Pedro are made in Marbella

    It is a district, and a 2011 decree dismissed its bid to be anything else. The deputy mayor's office is local; the town hall and the budget are not.

  • No railway anywhere in the municipality

    The coastal commuter line ends at Fuengirola, twenty-seven kilometres away on the town hall's own figure. Malaga's main station is fifty-seven kilometres. The airport is about forty minutes by road, and everything is by road.

  • No hospital in the district

    There is a health centre, with a much larger replacement announced in 2021. For anything serious the reference hospital is the Hospital Costa del Sol at kilometre 187 of the A-7, on the far side of Marbella.

  • Cheap partly because it grows slowly

    The lowest district price has risen more slowly than the municipality over the year and was flat in the latest month. Good for buying in, less good if you are counting on appreciation.

  • The town does not open onto the sea

    The beach is a walk from the old colony centre rather than an extension of it, so check the distance from any specific property. The beach itself is long and holds a Blue Flag, but you walk to it.

Where you might be better off elsewhere

We rate San Pedro for people who want to live in a place, not trade one. It is the cheapest way into Marbella municipality and one of the few parts of it that functions as an ordinary town. But be clear about who should not buy here. If you want a marina address and nightlife, that is Puerto Banus, not San Pedro. If you are buying primarily for capital growth, a district rising more slowly than its own municipality is a strange choice; consider that the municipality as a whole has been rising faster than San Pedro has. And if what draws you is the idea of a real Spanish town, be honest and look at Estepona, which is a real town and its own municipality, with its own council and its own budget. San Pedro tried for twenty years to become exactly that, and the law said no. Buy it for what it is, a walkable district with genuine history at Marbella's lowest entry price, and not for what it once hoped to be.

It was buried. A tunnel a kilometre long went into service on 26 June 2012, carrying some seventy thousand vehicles a day. The works were large. The boulevard and park on top were inaugurated in 2014, with gardens, children's areas and an amphitheatre, and the tunnel was modernised in 2025 with new emergency exits and pressurisation fans. What runs through the middle of San Pedro now is a park, not a motorway, and the beach nearby runs one thousand four hundred metres, planted with eucalyptus and palms, with a Blue Flag for twenty-four consecutive years.
